A River Does Run Through It — And Now We See It

On one of my recent walks though our little city of Willimantic, CT, I had to stop and wonder what was different and also kind of amazing.

I could see the Willimantic River as it tumbled through the eastern part of the city, and it was a delight to witness.  Gone was the ugly, prison-like barbed wire fence.  Gone were the weed trees and waving plastic bags.  Gone was the trash that had buit up for decades.  Although bright orange fencing was visible, it suggested something better to come and at the same time allowed a view of the river that was spectacular.

The work being performed by the Windham Public Works Department is only partially done at this point, as they chisel time out from taking care of Windham’s parks, cemeteries, roads, and sidewalks, but what has been done thus far is the bears’ share of the task.  The Willimantic River, so vital to the current life and history not only of the city of Willimantic and the town of Windham, but to the entire northeastern section of Connecticut, is now visible for all to see on lower Main Street near Tacos La Rosa, The Garden on the Bridge, and Willimantic Recreation Park.  In fact, this section of the river will add to the recreational opportunities offered by Rec Park, as this gem of a park is fondly and locally called.

Drive carefully or walk slowly by this riverscape vista.  You will love what you see on lower Main Street in Willimantic.

Willimantic is a friendly and some would say quirky little city nestled in the rural center of eastern Connecticut.  Newly hired University of Connecticut and Eastern Connecticut State University professors, first-time home buyers, reasonable real estate investors seeking the best value for their investment, and people who want all that a small city can offer would do well to consider a home or real estate purchase in Willimantic.  Tremendous real estate values, a vibrant community, easy and quick access to scenic and quiet country roads, a cornucopia of visual and sensory variety on Main Street – and a cupcake store and record shop!  Willimantic offers all this and more.

I am Peter Leeds, and I am not just the sports guy around these parts, but I am also the realty guy.  I am a member of the team at CG Real Estate, Connecticut’s short sales leader.  CG Real Estate is one of Connecticut’s fastest growing independent real estate sales companies, with offices in North Windham, Salem, and East Berlin.

As a long-time teacher and coach, I can show you the steps toward home ownership.  If you have questions about purchasing a home in Willimantic or in one of our nearby communities, I can be reached at 860-377-4433 or peter@cgrealestate.net.  You can even stop me on one of my walks through town.

Support Your Local Record Store: And Willimantic Has One

Saturday, April 21, Record Store Day Saturday, April 21, is Record Store Day, and Willimantic, CT, will have an active participant since our small town in eastern Connecticut is home to one of the few record stores in our state. Plan to spend part of your Saturday in Willimantic Records on Railroad Street in Willimantic. FYI, records in this case are not the ones set by Olympic athletes nor the ones kept by your champion bookkeepers, but those thin, round pieces of vinyl that once were presumed to go the way of typewriters, 8-track tape players, and telephones with cords. But records have fought their way back, and I can attest to the nature of the sound when I heard my Uncle Louis play a record and a c.d. back to back — of Dion and the Belmonts. Different and wonderful. Check out Willimantic Records on Railroad Street, Willimantic, this Saturday or any day. While you’re in town, yes, you can take pictures of the frogs on the bridge, but even better, stop by one of our excellent restaurants, depending on the time. Main Street Café, Cafémantic, Nita’s, The Harp on Church, these are a few of our exellent choices. This is Peter Leeds, cheerleader for Willimantic and not just the sports guy.

Whatever It Takes — Within Reason: Seeking The Perfect Home In Willmantic, CT

My friend was incredulous. “You would do that!” he shouted in a tone usually reserved for those planning to swim with alligators, camp out on an active volcano rim, or kayak the Atlantic without a life jacket. “Yes,” I answered calmly. “I would do that without question or remorse. I am battling for my client, and I will do whatever it takes — within reason — to help my client achieve his goal.” My client’s goal: A multi-family home to own AND LIVE IN. In Willimantic, CT, a town he loves and has roots in. Hopefully on a quiet street with a nice little yard. Not outrageous, right? And what was the incredible act I planned? To contact by phone, email, and postcard various owners to see if they might consider at some point in the future a sale of their home. Not a hard-core push, just a gentle inquiry. My client and his family had taken a drive around Willimantic and spotted out various properties. As I drove with them, feeling the energy and excitement of the search, I gathered the details. I knew exactly what they wanted. I made a list and planned some calls. I mentioned this to my friend, who has another friend with exactly that kind of desired property. As I said, my friend was astounded. Realty is my third career. A hallmark of my previous two: Work for my people. Do whatever it takes — within reason — to get my people what they want or need. Applying that principle to realty has been easy for me. Ours is an honorable profession, but often one that requires flexibility and improvisation. So yes, my friend, I will contact these people and ask the question. It will be a short call or email or postcard, a gentle and quick and unobtrusive inquiry. And if there is interest — and if my client and his family realize their goal and achieve a key element of the American dream, then I have done good work. Proudly. Whatver it takes — within reason. If you have questions about purchasing a home in Willimantic or in one of our nearby communities, I can be reached at 860-377-4433 or peter@cgrealestate.net. And I do not kayak (yet), camp (and never will), or swim (with or without alligators).

Agent = Drive, Lead, Act, Do

The English language is adaptable and flexible, as the English and then we Americans have always proved to be.  Our language embraces many origins, the most notable being Latin, harkening to the Roman invasion and occupation of a rainy, cloudy, but fertile outpost called Brittania.  To this day, many words we speak are derived from Latin origins, and one such word is “agent.”

With pride and vigor, I declare myself a real estate agent, and I am proud to be a part of a real estate team which exemplifies so many positive attributes of being a real estate agent.  The word “agent” is rooted in the Latin word that had four meanings:  Drive, Lead, Act, Do.  Outstanding agents are not just about sales and selling; outstanding agents drive, lead, act, and do.

Team members of CG Greal Estate have performed all of these Latin activities in recent times.

Drive.  One agent has “driven” his bicycle across Massachusetts in the cancer fundraiser Pan Mass Challenge.  All of CG Real Estate’s agents drive to faraway places to meet clients and assist all parties in achieving their goals.

Lead.  The agents of CG Real Estate lead in their communities in sports programs and other volunteer activities.  One of our agents works closely with young, first-time buyers to lead them to successful home ownership.

Act.  An agent recently acted by meeting a prospective buyer at 10:00 p.m.; the buyer was under duress because of family circumstances, and within weeks, that family was joyfully living in their new home.  CG Real Estate agents routinely act and react at challenging closings by offering solutions that sometimes include personal financial subtraction.

Do.  A successful agent does what it takes to meet the goals of clients, other agents, and other real estate professionals.  Need things moved from the shed?  Do it.  Need to cover a showing for another agent?  Do it.  Need help at a community car wash?  Do it.  Need to open additional offices to reach more customers with our good service?  We at CG Real Estate do it.

Drive.  Lead.  Act.  Do.  This is what excellent agents do.  Sorry for the pun.

Eastern Connecticut State University And Willimantic: The Perfect Match

Up on the hill is Eastern Connecticut State University.  Down the hill is Main Street Willimantic.  This eclectic downtown area features art galleries, a brew pub, a coffee shop, breakfast and lunch cafés, a deli, and some recent additions that could prove attractive to bright young stars from Eastern.

The Willimantic business scene now features a gourmet cupcake store (which ran out of cupcakes on its opening day and again a few days later!), a used record store, and two new restaurants, one featuring blues music and the other with an Irish theme.

Willimantic’s Victorian Hill Section, as it is locally known, is home to nationally recognized Victorian homes, a draw not only for fans of such architecture, but also a magnet for home buyers looking for something different from the average newer home.

The Mentor As Teacher

CG Real Estate:  Committed to the achievement of your real estate Goals.

On 02/12/11, I signed an agent contract with CG Real Estate, but I really signed a contract to work with and learn from Chris Grant.  Because I am a coach and teacher, the philosophy of CG Real Estate works for me in both concept and application:  Committed to the achievement of your real estate Goals.  However, it has been the teaching, coaching, and mentoring of Christopher Grant that has been instrumental in my learning the real estate business — and in learning to conduct this business with integrity and intelligence.

In my “freshman” year as an agent, I have been mentored through the following transactions:  Buyer agency, listing agency for a mobile home, dual agency, listing agency for a lease, leasing agency for a lease, short sale, listing agency for a house; in sum, the gamut of the real estate business.  My broker has taught me while respecting my space as an adult learner.  He has demonstrated in word and deed the ways I should conduct myself and how to proceed with my transactions.

We all know how intrumental a good teacher is in our development as a person and adult.  This is true even for the adult learner engaging in a second career.  Now, a quarter of the way into my “sophomore” year, I still need the help of my broker, my advisor, and my mentor Chris Grant.  I know this teacher will treat me with respect while gently prodding me in the direction of the right way to conduct myself in the real estate business.

I am Peter Leeds, and I want to be a member of your team and help you achieve your real estate goals.  I am a member of the team at CG Real Estate, Connecticut’s short sales leader.  CG Real Estate is one of Connecticut’s fastest growing independent real estate sales companies, with offices in North Windham, Salem, and East Berlin.

When I am not coaching young people in some sport or other or riding my bicycle on the back roads of eastern Connecticut or refereeing a soccer game, I am coaching my buyers and sellers in the nuances of achieving their goals.  I have learned from a master, Christopher Grant, and I look forward to imparting my skills with you.

I work out of the North Windham office and can be reached at 860-377-4433.  I represent buyers and sellers in Stonegate Manor, Columbia, Windham, Scotland, Tolland, and all places in between.  I can also be reached at peter@cgrealestate.net.

Main Street Café AKA Willimantic Brewing Company

Sometimes we neglect our old friends. Willimantic has seen tremendous business growth early in 2012: A cupcake store, a used record shop, a blues club and restaurant, an Irish themed restaurant and pub — these are some of the newest attractions in Willimantic.

Willimantic, one of the vibrant towns in eastern Connecticut, is also home to one of the very few brew pubs in Connecticut. A recently inaugurated brew trail shows fewer than ten, most in the central and western part of the state. However, Willimantic’s Main Street Café, also working under the name of Willimantic Brewing Company, is one of the best of these few brew pubs. It has been doing business for over ten years in various incarnations, but calls as its home Willimantic’s historic post office.

Main Street Café is a treat for the eyes for anyone who loves classic architecture. For those who love the spirit of remodeling, this building is a testament to ingenuity. For those looking for some great pub food or the occasional eclectic special, this is the place. And if freshly brewed ales are what you are about, Main Street Café is right for you.

Main Street Café, on Main Street in Willimantic, is one of the many attractions that Willimantic has to offer, for the visitor or for the prospective home buyer. Willimantic Sports Scene For Young Families

I am an enthusiastic cheerleader for my little city of Willimantic.  Willimantic not only offers amazing home values and realty investment opportunities, but it is also presents many benefits that a young family seeks, especially for sports and play activities.

Wrestling:  Try Silverbacks, a successful youth program with its own space.  Baseball and softball:  Legion Field has games almost every night in the spring and includes coaches who have played professionally — and now Willimantic Little League is about to realize a long-time dream to open a tee ball field.  Soccer:  the local club, Columbia Windham Soccer Alliance offers a spring and fall program, as well as winter clinics.  Gymnastics, football, basketball:  Willimantic has everything that a young family could want for their active children.  Oh, and cheerleading, too.

University of Connecticut and Eastern Connecticut State University graduate students, newly hired professors, first-time home buyers, and people who want all that a small city can offer would do well to consider a home or real estate purchase.  Tremendous real estate values, a vibrant community, easy and quick access to scenic and quiet country roads.  Willimantic offers all this and more.

I don’t know how to hold pom poms and I don’t look too good in a skirt, but I will still cheer for Willimantic and all that it can offer a young and active family.
