Main Street Café AKA Willimantic Brewing Company

Sometimes we neglect our old friends. Willimantic has seen tremendous business growth early in 2012: A cupcake store, a used record shop, a blues club and restaurant, an Irish themed restaurant and pub — these are some of the newest attractions in Willimantic.

Willimantic, one of the vibrant towns in eastern Connecticut, is also home to one of the very few brew pubs in Connecticut. A recently inaugurated brew trail shows fewer than ten, most in the central and western part of the state. However, Willimantic’s Main Street Café, also working under the name of Willimantic Brewing Company, is one of the best of these few brew pubs. It has been doing business for over ten years in various incarnations, but calls as its home Willimantic’s historic post office.

Main Street Café is a treat for the eyes for anyone who loves classic architecture. For those who love the spirit of remodeling, this building is a testament to ingenuity. For those looking for some great pub food or the occasional eclectic special, this is the place. And if freshly brewed ales are what you are about, Main Street Café is right for you.

Main Street Café, on Main Street in Willimantic, is one of the many attractions that Willimantic has to offer, for the visitor or for the prospective home buyer. Willimantic’s Victorian Hill Section, as it is locally known, is home to nationally recognized Victorian homes, a draw not only for fans of such architecture, but also a magnet for home buyers looking for something different from the average newer home.

University of Connecticut and Eastern Connecticut State University graduate students, newly hired professors, first-time home buyers, reasonable real estate investors seeking the best value for their investment, and people who want all that a small city can offer would do well to consider a home or real estate purchase in Willimantic. Tremendous real estate values, a vibrant community, easy and quick access to scenic and quiet country roads — and a cupcake store! Willimantic offers all this and more.

I am Peter Leeds, and I am not just the sports guy around these parts, but I am also the realty guy. As a long-time teacher and coach, I can show you the steps toward home ownership. If you have questions about purchasing a home in Willimantic (or even in one of our nearby communities), I can be reached at 860-377-4433 or peter@cgrealestate.net.

Eastern Connecticut State University And Willimantic: The Perfect Match

ECSU, One of Connecticuts growing Universities calls Willimantic, CT home.

Up on the hill is Eastern Connecticut State University.  Down the hill is Main Street Willimantic.  This eclectic downtown area features art galleries, a brew pub, a coffee shop, breakfast and lunch cafés, a deli, and some recent additions that could prove attractive to bright young stars from Eastern.

The Willimantic business scene now features a gourmet cupcake store (which ran out of cupcakes on its opening day and again a few days later!), a used record store, and two new restaurants, one featuring blues music and the other with an Irish theme.

Willimantic Sports Scene For Young Families

I am an enthusiastic cheerleader for my little city of Willimantic.  Willimantic not only offers amazing home values and realty investment opportunities, but it is also presents many benefits that a young family seeks, especially for sports and play activities.

Wrestling:  Try Silverbacks, a successful youth program with its own space.  Baseball and softball:  Legion Field has games almost every night in the spring and includes coaches who have played professionally — and now Willimantic Little League is about to realize a long-time dream to open a tee ball field.  Soccer:  the local club, Columbia Windham Soccer Alliance offers a spring and fall program, as well as winter clinics.  Gymnastics, football, basketball:  Willimantic has everything that a young family could want for their active children.  Oh, and cheerleading, too.

Cupcakes, Vinyl, Blues, And A Harp: Willimantic, CT

Great Desert Spot! A Cupcake For Later, Downtown Willimantic, CT 06226

Even before I was a realtor, I was an unabashed cheerleader for my little city of Willimantic.  Not only is this a community with amazing home values and realty investment opportunities, but it is also a little city that offers options that a big city cannot.

Some recent additions to the Willimantic social and business scene are a gourmet cupcake store (which ran out of cupcakes on its opening day!), a used record store, and two new restaurants, one featuring blues music and the other with an Irish theme (which I will visit after St. Patrick’s Day).

University of Connecticut and Eastern Connecticut State University graduate students, newly hired professors, first-time home buyers, reasonable real estate investors seeking the best value for their investment, and people who want all that a small city can offer would do well to consider a home or real estate purchase.  Tremendous real estate values, a vibrant community, easy and quick access to scenic and quiet country roads — and a cupcake store!  Willimantic offers all this and more.

Championship Finals: Home Ownership Versus Renting

March Madness is in full bloom.  Your bracket is nearly filled out, and your final two choices for the championship game are Renting versus Owning.  Apartment versus Mobile Home.  You struggle long with your final choice, and finally you circle. . . .

Winner!  You are the winner of your pool.  Mobile Home Ownership wins it all!

Long-time renters who consider purchasing a home are often daunted about breaking their paradigm.  They have rented for a long time; they are not sure about HOW to purchase, let alone if they can afford TO purchase.

The safe option is purchasing a mobile home — which by the way is NOT A TRAILER!  While this is the best time in history to purchase a home, investing in a home purchase could still be intimidating.  Investing in a mobile home is much less so.

Some people worry about the added responsibility of home ownership (yard, taxes, maintenance); mobile home ownership is definitely not quite so intense.  Meanwhile, the monthly charge for owning and paying the loan of a mobile home is often nearly identical with a monthly apartment rental cost.

The biggest advantage of mobile home ownership:  You are building equity.  At the end of the term, you own something that can be sold  — or you can continue to live in it very inexpensively.

Consider these other advantages of owning a mobile home:  No neighbors upstairs or down; a private space outside to read or grill or listen to a Yankees – Red Sox game; privacy, privacy, privacy; home ownership by you, not your landlord; and mobile home loans are available.

I am Peter Leeds, and I am not just the sports guy around these parts, but I am also the realty guy.  As a long-time teacher and coach, I can show you the steps toward home ownership.  If you have questions about owning a mobile home (or any kind of home), I can be reached at 860-377-4433 or peter@cgrealestate.net.  And now, back to the games!

Marketing your Connecticut Home with the proper price to sell with CG Real Estate

One of the most important things you can do if you need to SELL your home is to pick the right price. A PROPERLY priced home is a SOLD home! To many times home owners in Connecticut list their home at a price that was perfect for the market a year ago. Know and understand what current market trends are for a home like yours with similar features in the same town. Remember that just because five of your neighbors have their houses for sale at a certain price, doesn’t mean that they will sell for that price. To gauge what the sales price is you need to look at what has SOLD in the last 6-12 months, this way you can know what buyers have been willing to pay for a home comparable to yours.
It is important that if you are thinking of selling, to get a Comparative Market Analysis from a REALTOR that has experience with selling homes. Make sure they are giving you accurate data for sales in your town and giving you honest advice about what your home could sell for. You may not like the suggested range the REALTOR gives you, however it is better to have the facts than just someone telling you what you want to hear so they can put up their sign in your front yard. Today more than ever it is important to stand out in the market when selling your Connecticut home as we are faced with many distress sales such as foreclosures (bank owned properties) and a rising number of short sales. You may find that unless you have a lot of equity built up or you are not short selling that it may be a very difficult time to sell.
At CG Real Estate we are committed to the achievement of your goals and want you to be armed with the facts when selling your home. Contact us today to get a Comparative Market Analysis and current market condition report by going to our website www.CGREALESTATE.net.
